What is Flashing Tape?

Flashing tape is a self-adhesive waterproofing membrane typically used in construction Manufactured in a wide range of widths, supplied in a roll with an easy to apply adhesive backing. Once applied, it creates a durable barrier that prevents water, air, and moisture from seeping into joints, seams, or penetrations.

Flashing tape can be used to replace traditional lead flashings, can be painted to match any existing colour scheme  and sticks to almost anything, including metal, timber, glass, plastic, masonry and aluminium.

Flashing tape can be made with a number of different backings with bitumen and butyl being the most common. These do perform differently and have distinct advantages and disadvantages.

Butyl backed Flashing Tape

The premium option, offers superior adhesion even in cold weather, it is cleaner to work with and provides better durability particularly with a longer UV resistance.

The only drawback with Butyl backed is the cost.

Bitumen Backed Flashing Tape

A cost effective solution, Bitumen provides a solid waterproof barrier once applied, commonly used for roofing applications, especially where it will be painted over.

It is temperature sensitive, getting really sticky and messy to use in hot weather and has a shorter lifespan prone to drying out, shrinking or UV breakdown over time.

How Does It Work?

  1. Adhesion: The butyl or asphalt adhesive layer bonds tightly to surfaces like wood, concrete, brick, or metal.
  2. Sealing: It creates a continuous waterproof layer over holes, gaps and joints - this seal is airtight
  3. Flexibility: Flashing tape stretches slightly and accommodates building movement, temperature expansion, and contraction.

Common Applications

Window & Door Penetrations: Applied around windows and door frames before installation to seal against leaks

Roofing - New: Used at valleys, eaves, skylights, chimneys and roof penetrations to stop water ingress.

Roofing - Existing: Rust repairs, covering fastener holes, sealing seams and joints. Repair concrete tiles, seal around chimneys and flues, it is the perfect seam sealer for caravans, shipping containers and cool stores.

Wall Penetrations: Ideal for sealing around vents, pipes, electrical conduits and any other penetrations.

Decks & Joists: Protects wooden deck joists from water damage and rot.

In construction today, butyl is preferred for windows, doors, and envelope sealing, while bitumen remains more common in roofing and general-purpose waterproofing.
